Gavan originally trained as a Building Surveyor having obtained a BSc from Leicester Polytechnic (now De Montfort University) and then elected to the Royal Institution of Chartered Surveyors in 1991.

After several years consulting in private practice, followed seven years with Morgan Stanley and then JP Morgan Chase, Gavan founded sineQN in 2007. During this time, he led the successful delivery of data centre and mission critical projects across the EMEA region.

Under Gavan's leadership, since 2018 sineQN has focused on identifying major data centre development opportunities in core European markets and bringing these to fruition with development partners.

With his world-wide network within the data centre and real estate sectors, Gavan assembles A-teams to finance and deliver power, planning, site acquisition and construction for major data centre projects.

Mark is an engineer and has extensive experience spanning sectors including not just data centres but also nuclear power stations, automotive, and logistics.

Mark obtained a BSc in Mechanical Engineering from Trent Polytechnic (now Nottingham Trent University) and also an MBA from De Montfort University. He brings a depth of data centre technical design expertise together with industrial real estate development knowledge and experience.

Mark was the Development Director at Bulk Eindom and was responsible for the master planning and Phase One deployment of an 800-acre data centre campus in Norway.

Prior to this Mark was Development Director for GSE, a construction company specialising in bespoke logistics buildings. Mark’s technical expertise and collaborative approach means that he is well placed to bring both innovation to projects and to lead design, construction and technical delivery teams.

Joe studied Economics at Durham University, before obtaining becoming a chartered accountant (ACA) at KPMG in London. At KPMG he worked in Audit, performing statutory audits across a number of industries and sectors.

In 2013 he started at Berkeley St Edward, a Division of Berkeley Homes plc, which delivered mixed use schemes across Central London and out along the M3/M4 corridors. Joe developed an ability to work closely with all parts of the property development process; from Land acquisition, Planning & Development, Construction & Delivery, through to Sales and Customer Service.

Joe was appointed as Finance Director of St Edward Homes, a joint venture between Berkeley Homes and M&G, in 2015. He then became Divisional Finance Director of Berkeley St Edward division in 2021 (a Division made up of St Edward as well as Berkeley Homes’ Central and West London OpCos).

Most recently, Joe spent 2 years in Saudi Arabia working on the NEOM giga-project. Joe was initially the lead on Commercial Finance for the Line (a 9 million city-of-the-future), before being appointed as Head of FP&A and Performance across all Regional Projects.

Our Story


sineQN’s team originally hailed from a financial services background, where they had delivered multiple major data centre projects in the banking sector, setting up sineQN in 2007. The team quickly developed a strong business and reputation in mission critical project and cost management.

Over the following years the team led some of the largest data centre projects in the UK and internationally, also working on important critical facility upgrade works. The firm’s client list comprises many recognised brands including financial institutions and global technology companies.

In 2018 the leadership decided to alter the course of the firm so it could play a lead role in the development decision making process, bringing technical and sustainable excellence to data centre development solutions. This is an exciting trajectory where sineQN is now able to utilise everything learnt over the years and offer technically and financially compelling solutions to occupiers.
